Garden Log Cabin Search Facility

Although most of our cabins fall outside of the requirement for planning permission, it is worth doing a little homework to establish if the location, size and use of your intended building is exempt.

The government provide a useful guide called the Planning Portal. We have taken the following information directly from this guide as a starter. We would recommend that you visit Planning Portal site for the most up to date and accurate information but as a taster, read the following :

  • No outbuilding on land forward of a wall forming the principal elevation.
  • Outbuildings and garages to be single storey with maximum eaves height of 2.5 metres and maximum overall height of four metres with a dual pitched roof or three metres for any other roof.
  • Maximum height of 2.5 metres in the case of a building, enclosure or container  within two metres of a boundary of the curtilage of the dwelling house.
  • No verandas, balconies or raised platforms.
  • No more than half the area of land around the "original house"* would be covered by additions or other buildings.
  • In National Parks, the Broads, Areas of Outstanding Natural Beauty and World Heritage Sites the maximum area to be covered by buildings, enclosures, containers and pools more than 20 metres from house to be limited to 10 square metres.
  • On designated land* buildings, enclosures, containers and pools at the side of properties will require planning permission.
  • Within the curtilage of listed buildings any outbuilding will require planning permission.

Highlighted is the ruling that most commonly affects garden buildings. If you intend to site your building less than 2.0m (6' 6") from your boundary, then the overall height should not exceed 2.5m (8' 2")

Using the building for accommodation may also find you having to comply with Building Regs. - For the most part, in order to have the cabins satisfy these regulations, the levels of insulation will have to be increased significantly. The building will be subject to the same spec. as a new build house or extension. To increase the levels of insulation, you will have to consider the Premium fit doors and windows and then insulation to all outside surfaces. This includes not only the walls, but under floor and roof too. Please bear all this in mind if looking to purchase one of our multi-room cabins for residential use.
